Owner's Representative

We become an integral part of your team to incorporate your vision. As an integral part of your team, we will assist in the planning, design, project management and operations of your construction project. We will assist with:

  • Developing a thorough master plan.
  • Evaluating professional services.
  • Review of contracts of selected vendors.
  • Design
  • Technology
  • Project management.
  • Change order negotiations.
  • Coordination of service cut-overs.
  • Performing on-site inspections.
  • Reviewing test results.
  • Resolving disputes and/or claims.
  • Progress billing approvals.
  • Coordinating occupancy schedules.

Project Planning

KNS will assist in the overall project implementation plan. We will review and modify as necessary the “big picture” strategic plan to ensure that a strong fundamental foundation is clear, accurate and meets the owner’s needs. We will utilize this strategic plan to work with architects and engineers to develop a comprehensive implementation plan. Some key items to a good project plan include:

  • Creating an overall project scope.
  • Developing a base budget.
  • Creating a team of strategic partners.
  • Developing a baseline schedule.
  • Evaluating technologies.

Project Management

KNS Project Managers will oversee all aspects of the building process, working closely with engineers and Architects to develop plans, establish timetables, and determine labor and materi- al costs. They are responsi- ble for ensuring the project is completed on time, budget and within scope. Typical Project management functions include:

  • Coordination of service cut-overs.
  • Performing on-site inspections.
  • Reviewing test results.
  • Resolving disputes and/or claims.
  • Progress billing approvals.
  • Coordinating occupancy schedules.
  • Develop effective communications.
